04. SURFACE CLOSURE

Finishing

The final 10% of a project requires 90% of the precision. Closing the envelope seals in your structural and mechanical work permanently—flaws here are visible daily.

ME

Mechanical Rough-in Tolerances

Electrical device boxes and plumbing stub-outs must account for the exact thickness of the final wall assemblies (e.g., 1/2" drywall + 1/4" thinset + 3/8" tile). Failure to compute this results in sunken outlets and misaligned fixtures requiring costly extensions.

L5

Level 5 Drywall Finish

For areas receiving glancing natural light (corridors with end windows, large open concept ceilings), specify a Level 5 finish. This involves a skim coat applied over the entire surface, equalizing the texture and porosity difference between the drywall paper and joint compound, preventing "joint flashing" under severe lighting.

MW

Millwork Acclimation

Hardwood flooring, solid core doors, and custom cabinetry must be stored on-site for a minimum of 72 hours prior to installation. The HVAC system must be fully operational to bring the interior humidity to baseline levels (typically 35-50%). Skipping this invites warping, cracking, and joint separation.
